Building in city-centres and built up areas requires a certain set of skills and backgrounds due to the more complex nature of high-rise construction. Often referred to as non-standard development due to the bespoke nature of every project that is built – they do not use standard house-type designs like housebuilders, and is a more difficult job.
Most city-centre developments tend to be mixed-use, this is usually manifested in residential developments with commercial or retail use on the first few floors – this is to satisfy planning laws.
Due to the nature of more complex build methodologies and multiple uses of the building, these developers require a very specific background and experience. Also the nature of the stages of development tend to differ from housebuilding as well, further reinforcing the need for a specific set of skills.
Developers often use main contractors to perform the construction part of the development process, unless they have a contracting arm. Understanding the relationship between a developer and a contractor allows to pinpoint what skills exactly are needed by the clients we deal with.
