Land is the lifeblood of any form of development – without land, there would be nothing to build on, and nothing to live in. Buying land can be a very complex and difficult process with the involvement of planning and the planning process.
Often, developers and housebuilders have internal land departments to identify, appraise, and secure their land – this comes from a variety of sources, agents, landowners, and the council.
Developers don’t always have access to all available land and as such land traders exist to source opportunities for developer clients, often gaining various planning consents to increase the value and then sell on to developers “oven-ready”.
These professionals have to be experienced in sourcing land, and also putting them through the planning process, as this is where a lot of value can be added and also provides a service to clients in need of immediate opportunities.
As the process of buying land can be long and drawn out, some companies use land consultancies to secure and buy various sites, substantially reducing their workload. These consultancies tend to have chartered professionals in both surveying and planning (MRICS, and MRTPI) as these are the two main tenants of a land consultancy.
